**Trader sentiment heavily favors the median home value in the San Francisco Metro area staying below $1.176 million by September 30, with that outcome priced at 88.5% implied probability.** Recent Zillow Home Value Index readings for the metro area hover near $1.137 million, reflecting modest 1.2% year-over-year growth amid cooling broader Bay Area median sale prices that slipped 1.2% to $1.285 million in July. The AI-driven surge in luxury and single-family demand has lifted core San Francisco prices sharply—pushing city medians above $1.7 million and single-family sales near $2 million—but this has not translated to equivalent gains in the wider metro index, which incorporates softer suburban segments. FHFA house price data for the San Francisco-San Mateo-Redwood City division also showed a sequential decline into Q2 2026. With limited time until resolution and no major near-term catalysts expected to shift the middle-tier valuation trajectory, markets price in continued stability below the key threshold.
